The History

LOVIS Suites is located at Kärntner Straße 8, in one of Vienna’s most famous pedestrian zones—a vibrant area filled with lively cafés, historic landmarks, and world-class shopping.

An Architectural Gem of the

Art Nouveau Era

When the building was constructed in the early 20th century, it was connected to its twin next door by a small bridge spanning the narrow passageway known as “Kärntner Durchgang” (Carinthian Passage), one of Vienna’s earliest pedestrian streets. Both buildings were designed by the architect Leonhard during the height of the Art Nouveau era, a style that still reveals itself in the elegant ornaments and delicate French balconies adorning the façades. The neighboring twin building at number 10 houses the legendary Loos Bar designed by Adolf Loos, one of Vienna’s most celebrated architects.

By the 18th century, the owners had fallen deeply into debt, leading to the property’s auction in 1749. The new owner, Joseph de Franze, had the original structure demolished and replaced with a new building, which still united the two addresses under one roof. Later, in 1780, the property passed to Philipp Wiest, who renamed it “Zu den drei Löwen” (The Three Lions House), marking a new chapter in its storied history. 

A Legacy Preserved for the Future

Today, the building remains in the private ownership of three families who have preserved its rich heritage with great care. Honoring the legacy of this historic site, they have transformed part of the property into LOVIS Suites—a place where visitors can experience Vienna’s beauty and history firsthand. By opening its doors to travelers, the families continue the tradition of hospitality that has defined this address for centuries, offering a unique stay in the heart of one of Europe’s most storied cities.

From the Hasenhaus to the Dreilöwenhaus:  

500 Years of History

Before the current building stood here, this site was home to some of Vienna’s most significant landmarks. Originally, Kärntner Straße 8 and 10 formed a single, larger property. From 1508 to 1525, it was known as the famous “Hasenhaus” (House of Rabbits), partly serving as the residence of the Landesfürstliche Hasenbannmeister and as an imperial lodging. The house was renowned for its striking rabbit-themed paintings on the façade.

In 1515, the Hasenhaus gained fame during the grand Habsburg double wedding, which brought royal guests to Vienna—King Sigismund of Poland is said to have stayed here. Over the following two centuries, the house hosted many international visitors. In 1564, it accommodated both the French and Venetian embassies, and from 1608 to 1609, it housed the Ottoman delegation.
